Frequently asked

Questions and answers

How much does it cost to renovate a flat in Porto?
It depends on the state of the property, the floor area and the materials. As an order of magnitude, in the Greater Porto market a renovation runs between 350 and 550 euros per square metre, and a full bathroom between 3,000 and 9,000 euros. The number that matters is the one for your job: it comes out of the site visit, in writing, itemised by trade.
How long does a renovation take?
A bathroom usually takes two to four weeks. A full renovation of a two or three bedroom flat takes two to four months, depending on how much plumbing and electrical work is involved. The timeline is part of the quote, with a start date and a handover date.
Can my job be invoiced at 6% VAT?
Since 1 July 2026 certain housing works can be invoiced at 6% VAT instead of 23%, under item 2.42 of List I of the Portuguese VAT Code. On an 8,000 euro job that is about 1,360 euros of difference. The conditions depend on the property, on what it will be used for, and on legal requirements on the invoicing side — so it is not something to promise over the phone. Tell us what you want to do: before the quote is closed we tell you which rate applies to your case, confirmed with our accountant.
What documents should you ask a building company for?
Before awarding the job, ask for: the company's commercial registration certificate, proof that it is up to date with the tax office and social security, and public liability insurance. For works above the legal thresholds, and for public works, a contractor licence or certificate issued by IMPIC is required — you can check it on the IMPIC portal by company name or tax number. If you need our documentation in order to award the job, say so in your enquiry.
How do you choose a builder you can trust?
Three things separate those who deliver from those who do not: a quote itemised by trade rather than a single figure; a written timeline with a handover date; and company documents handed over without fuss. Be wary of anyone who quotes without seeing the job, who asks for most of the money up front, or who puts nothing in writing.
Which areas do you cover?
Based in Matosinhos, we work across Greater Porto — Matosinhos, Porto, Maia, Vila do Conde, Gondomar, Vila Nova de Gaia — and travel to Braga and Aveiro depending on the job.
Does a quote cost anything?
No. The enquiry and the quote are free and without obligation. You get a price and a timeline in writing before you decide.
Can you do just one trade, or does it have to be the whole job?
Both. We take on whole projects, but we also step in for the single trade you are missing — painting, plumbing, electrics, air conditioning, carpentry or metalwork.
Do you answer company, building management and supplier enquiries?
Yes. As well as homeowners, we answer enquiries from companies, building management and suppliers. If you need company documentation for the enquiry, say so in your message.
